Kenzo was once a regular salary man when he was alive. He lived alone in the apartment. One day, he slips in the bathroom and hit his head on the bathtub. He died. Since then he's become a ghost in the apartment. He's bound there and can't seem to leave. He's very polite and non hostile. He's just there while you live your life in the apartment. He's always been alone, you living there is the first time he gets to feel what it's like to live with someone else.
